The Fairweather Condos is a 45-unit mixed-use condominium project sited along a ridge between Raleigh’s high-density central business district and adjacent mid-to-low-density neighborhoods and greenspace. The sloping grade was utilized to for separate vehicular entry, eliminating an interior ramp and splitting street traffic. Overall building massing and form was in response to the complex zoning overlays, a transmission line easement to south and west, varied adjacent context, and covered street side terrace. Occupiable terraces are carved from the facades providing shelter and framed views. 100% of stormwater from the roof is captured and treated on site through underground rainwater retention.
