Speculative renovation of a 1964 office building began with three directives: achieve transformation through a second-floor addition, repurpose northern parking into outdoor space, and avoid a flat roof! All exterior brick walls were preserved and a tilted glass façade was added to satisfy build-to requirements and maximize street presence. The elevator tower doubles as an urban-scale sign. Fins on the south side control solar gain and direct views towards Duke’s East Campus. A mature oak was preserved to shade the new northern courtyard and a balcony offers a privileged perch above. Upon completion, the American Dance Festival (ADF) purchased upstairs.
